Probate/Estate Appraisals
I provide reports that your accountant, attorney, or wealth manager is requesting. This is sometimes called "date of death" appraisal. This is a common report I write and the effective date is based on the date of the passing. All comps are within this time frame.
Divorce Appraisals
I do provide divorce appraisals. This appraisal I include raw data in the report so both parties can see what the appraiser had to choose for comps. I try hard to be transparent as this is a difficult time period and want to be neutral as I am with all my appraisal reports.
How much does it cost and how long does it take.?
I competitively price and discount estate and divorce appraisals. The appraisal fee is typically $375-$500. The complexity and location are the cost variations. The appraisal report is emailed as a PDF within 3-4 days after the inspection.
This is a real estate residential appraisal business. We appraise homes in Orange County, Los Angeles, San Bernardino, and Riverside. The primary appraiser is Jennifer Grootegoed who has 20 years appraising homes. She has a real estate brokers license, state Certified Appraiser, lifetime resident of Huntington Beach, and a graduate of UC Santa Barbara (and Mater Dei). She was an employee of Fannie Mae in Dallas Texas at one time (during the great recession).

2) Income Approach
3) Cost Approach
The sales comparison approach is the most common and credible. This is the comparison of your property to ones on the market and making adjustments to match the subject. The final reconciliation takes into consideration the data and provides a final appraised value.
